As elevator systems age, building owners are faced with an important question: is the motor still performing reliably? While elevators begin to approach the end of their expected performance lifecycle after 15-20 years, a well-maintained DC elevator machine can continue to deliver excellent ride quality and dependable operation for years to come.

The Key To Making the Right Decision

Understand the true condition of the DC motor

A comprehensive DC elevator motor evaluation can identify signs of wear, assess performance and efficiency, and uncover potential risks before they lead to costly downtime. By evaluating your equipment, you can make an informed decision about repair, maintenance, or elevator modernization.

DC Motor Evaluation Steps

At CMCO, we recommend partnering with a qualified motor analysis and repair company to perform a thorough DC motor assessment. The results provide valuable insight into motor health, helping to maximize equipment life while developing an elevator modernization strategy that aligns with operational and budget goals.

As part of any elevator modernization project, DC motors should be evaluated according to the American National Standards Institute (ANSI) and Electrical Apparatus Service Association (EASA) standards, including ANSI/EASA Standard AR100-2015 “Recommended Practice for the Repair of Rotating Electrical Apparatus”.

The service company should be experienced with DC Elevator Gearless Traction Machines and the use of ANSI/EASA Standard AR100-2015 to provide the following:
  • 1. Identification of the motor and control system

Identify the DC motor and control system to establish equipment specifications, operating requirements, and maintenance history.

  • 2. Condition assessment and inspection
    • Armature, field coil, interpole, and brake coil insulation condition
    • Commutator condition and commutation
    • Brush and brush rigging condition
    • Bearing and lubrication condition
    • Brake condition (pad, drum/disk, bushings and pins, linkage)
    • Fitment and mechanical integrity (shaft, lamination, sheave)
    • Air gap
  • 3. Testing
    • Low voltage electrical and insulation resistance
    • Brush rigging insulation resistance
    • Brake coil insulation
    • Armature winding
    • Field coils
  • 4. Cleaning

Clean critical motor components to remove dust, debris, oil, and contaminants that can affect reliability and efficiency.

  • 5. Repair as necessary

Repair or replace damaged components as needed to restore safe operation and prevent unexpected failures.

  • 6. Dynamic Testing

Complete dynamic testing under operating conditions to verify performance, efficiency, and readiness for service after maintenance or repair.

Many DC elevator machines remain mechanically sound and can continue providing reliable service for years when paired with modern drive technology. Retaining the existing machine can reduce modernization costs, minimize installation complexity, and deliver improved ride quality and performance.
